Jason (“J.”) Sieminski is Spruce Law’s founder and leads its Commercial Real Estate Practice. Prior to Spruce Law, Mr. Sieminski was a partner in the Real Estate Practice Group at Cozen O’Connor.

J. was once introduced by a business colleague as a “lawtrepreneur”—part lawyer part entrepreneur. As a deal master planner and quarterback, he excels in assembling teams and venture partners that achieve uncommonly successful and profitable results. The greater deal’s complexity, the higher he rolls up his sleeves. J. thrives at solving difficult capital stack and structuring issues so important deals close.

As a member of Spruce Law’s innovative Corporate Real Estate Strategies Practice (CRES), J. represents several multi-billion-dollar public and private companies, as well as numerous growth-state companies, with their real estate concerns on regional and national level. He streamlines property acquisition and/or leasing procedures to drive efficiency, uniformity, and cost-reduction into repeatable deal-making processes.

Additionally, J. has counseled numerous developers, landowners, and institutional clients with regard to residential, retail, institutional, commercial, industrial, and recreational projects. J. has extensive experience representing clients in complex real estate transactions including acquisitions, dispositions, joint ventures, leases, and complicated financings. Most recently, he quarterbacked all legal work and fundraising efforts for one of the single largest residential/mixed-use subdivision and land development projects in the Philadelphia region.

In addition to his real estate practice, Mr. Sieminski also engages on interesting and complex businesses venture matters, including formation, capitalization, mergers and acquisitions, and general corporate transactions.

For Spruce Law, J. focuses his efforts on:
a) adding significant value for the firm’s clients by facilitating strategic client-to-client introductions;
b) growing the firm’s presence and eminence in the legal and business community; and
c) stewarding the firm’s innovative, entrepreneurial, and rewarding business platform so the firm’s attorneys can excel professionally while serving their clients.

As a proud graduate of Penn State University’s Honor’s College, Mr. Sieminski presently serves as Co-Chair of Penn State Law’s Development Council. J. was honored numerous times by his peers being named as a “Rising Star” in Real Estate Law in Super Lawyers Magazine.

 

Representative Transactions

Represented master developer with the acquisition, partial disposition, financing, and subsequent refinancing of a large suburban mixed-use project comprised of 875 residential units and multiple retail paths.

Represented a large national publicly-traded retailer in lease negotiations across the United States.

Represented master developer and downstream vertical co-developer in the acquisition and subsequent partial disposition of a master-planned senior living project in Princeton, New Jersey comprised of a 250-unit independent senior housing facility and 45 for sale age-restricted townhomes.

Created a large industrial staffing company with the creation of transaction playbook for its lease transactions across the United States.

Represented an international electrical supply company with purchase of property for, and the development of, a regional distribution center in the Washington, DC metropolitan market.

Represented land developer with the acquisition, disposition, development and syndicated equity financing of a 463-unit residential project.
